We took these standing on the job, halfway done, because the line down the middle says more than any finished photo. Brick, a concrete walkway, and a set of brick patio steps. Tap any photo to see it full size.
These are not staged. On the brick, the left side is washed and the right side is what the whole wall looked like when we got there: dark streaks down the face, green creeping into the mortar joints. On the walkway, the bottom half is clean exposed aggregate and the top half is years of dirt and algae that built up a little at a time.
That slow build-up is exactly why nobody notices it happening. You walk the same path every day and your eye adjusts. Then half of it gets cleaned and you realize the concrete was never that color.
Nobody walks up to a clean walkway and remarks on it. They absolutely notice a dirty one.
Same house, different surface. The brick steps outside a pair of glass doors had gone green and gray, with dark algae stains in the low spots where water sits and leaf litter packed into the joints. After washing, the pattern laid into the brick shows again and the mortar lines are light instead of black.
A patio is a piece of the house you walk across every day, usually carrying something. Algae on brick is slick when it is wet, too, so this one is as much about footing as it is about looks.
We are painters first, and this is the part of pressure washing painters care about most. Paint will not stick to dirt, mildew, pollen or chalky old paint. Roll a new coat over a wall like the right half of that brick and it will look fine for a season, then start lifting, taking the grime with it.
So an exterior paint job starts with a wash, then at least a full day of drying before any primer goes on. Brick and old mortar get handled with care: a wider fan, more distance and a cleaner that does some of the work, so the joints do not get blasted out.
Plenty of people call us for the washing alone, and that is fine too. A clean house, walkway and patio once a year keeps mildew from settling in, and when you do get around to painting, the prep is already half done.
